The revised legislation for Portugal’s Golden Visa Program investment options, limits the areas in which you can purchase residential real estate, that allows one to qualify for the residency visa.
Qualifying areas for residential real estate are now limited to interior regions of the country as well as in the autonomous regions of the Azores and Madeira only.
The level of financial investment will vary depending on the type of investment as follows:
Commercial & Tourist
- Acquisition of commercial property anywhere in Portugal – minimum EUR 500,000 investment.
- Acquisition of commercial property anywhere in Portugal – subject to a 20% reduction if in a designated low-density population area – minimum EUR 400,000 investment.
- Acquisition of commercial property more than 30 years old and subject to approved renovation works – minimum EUR 350,000 investment.
- Acquisition of commercial property in a designated low-density area of the country, which is more than 30 years old, and subject to approved renovation works – minimum. EUR 280,000 investment
Residential real estate:
- Acquisition of property in the interior of the country – minimum EUR 500,000 investment.
- Acquisition of property in the interior of the country – subject to a 20% reduction if the property is in a designated low-density population area of the country – minimum EUR 400,000 investment.
- Acquisition of property in the interior of the country which is more than 30 years old and subject to approved renovation works – minimum EUR 350,000 investment
- Acquisition of property in the interior of the country, which is more than 30 years old, and subject to approved renovation works in a designated low-density area of the country – minimum. EUR 280,000 investment.
Initial investor residency permit – EUR 5,150 administration fee
*Note that residential properties in Lisbon, Porto, and coastal towns on the mainland don’t qualify investors for a Portuguese Golden Visa. However, you can choose a commercial property in these locations and still qualify

Who Is Eligible for a Golden Visa in Portugal?
Nationalities
Any non-EU/EEA/Swiss national can apply for the Portugal Golden Visa.
Pre-requisites
You are required to be at least 18 years of age and hold a clean criminal record from your home country, as well as from Portugal. The funds for the investment should arrive from outside of Portugal.
Family Members
Under Portuguese family reunifcation legislation, you may extend the Portugal Golden Visa to the rest of your family members. A comprehensive list of eligible dependents is listed in the previous section.
American Applicants to the Portugal Golden Visa
US citizens are eligible to apply for the Portuguese Golden Visa. Foreign-owned real estate has many advantages for United States tax residents, making the real estate investment option of the program especially interesting. American business owners may also choose to expand their businesses to Portugal, taking advantage of the Golden Visa program. UK Applicants to the Portugal Golden Visa
British citizens are eligible to apply for the Portuguese Golden Visa. Since 2021, UK passport holders lost their right to work and reside as well as freedom of movement, in the Schengen Area as well. As of January 1st, 2021, UK citizens became eligible to apply for Portugal’s Golden Visa program, thus providing them with the right to travel within the Schengen Area.
